Senior Analyst, Asset Management – Toronto, ON

Salary: $90,000 – $120,000 + bonus component

JOB DESCRIPTION

Reporting to the President and CFO, the Senior Analyst, Asset Management is responsible for supporting the performance, management and financing of a real estate portfolio, with over $1 billion of assets under management.

  • Develop and maintain financial models at the asset and fund level to assist in investment and financing decision-making.
  • Revise financial models and waterfalls to assess the impact of new acquisitions, as well as the evolving operating, investment and financing metrics
  • Perform underwriting analyses to inform hold/sell decisions for properties in each fund.
  • Assist in the management of the debt book,;
  • Support the executive team in communication with investors, producing and delivering presentation material for investor pitches and due diligence, as required.
  • Conduct market research on economic conditions and trends that may impact investments.
  • Support completion of annual operating budgets, fund governance committee meetings, etc.
  • Research and record ongoing changes to Cap rates, lease rates and other information that would be used to support valuations of properties or underwriting

Portfolio Management:

  • Develop Monthly/annually internal valuation of company's income producing assets and development properties for IFRS reporting.
  • Coordinate external appraisal requirements.
  • Assist and/or prepare quarterly reporting deliverables.
  • Prepare valuations related schedules, reconciliations, and other information supporting financial reporting requirements and IFRS disclosures in the financial statements.
  • Assist with the preparation of Monthly NAV calculations;
  • Liaise with cross-departmental internal staff, external valuators, and auditors.

Asset Strategy:

  • Contribute to the planning and the implementation of strategic business improvements that lead to increased NOI and property value.
  • Collaborate with the operations team to develop, refine, and execute property-level business plans with a particular focus on newly developed/acquired properties or assets slated for disposition.
  • Participate in leadership decisions with a focus on growing the business and driving profitability to maximize value of asset.
  • Actively participate in development and investment activity to identify growth opportunities.
  • Coordinate with Development for the valuation impact and generate Development Pro-formas.

Joint Ventures:

  • Contribute to the strategy and maintain good relationships with partners.
  • Work with Operations to develop budgets and capital plans.
  • Help grow relationships for potential future opportunities.

Qualifications and Requirements:

  • Undergraduate degree in finance, math, accounting, business, or a related field.
  • 2+ years of experience in a related field.
  • Superb financial modelling and analytical skills.
  • Experience with Argus software an asset
  • Ability to work independently, operate under pressure/within tight timelines.
  • Highly developed communication skills.
  • Ability to communicate with stakeholders, investors, and all levels of management.
  • Multi-residential or broader commercial real estate experience considered an asset.
